What Is House Washing?

East Tennessee humidity is great for growing green mildew and black algae on siding, especially on the shady side of the house. We soft wash it off with low pressure and a cleaning solution that actually kills the stuff, so it stays clean a lot longer than just blasting it with water.

House washing is cleaning the whole outside of your home: siding, trim, soffits, fascia, gutters on the outside, porches and railings. We use a soft wash, which means low pressure (about like a garden hose) and a cleaning solution that kills mold, mildew and algae at the root. High pressure can force water behind siding, strip paint and leave marks. Soft washing gets it cleaner without any of that.

What We Clean

  • Vinyl, brick, Hardie board, stucco and painted wood
  • Soffits, fascia, gutters (outside) and trim
  • Front porches, railings and shutters
  • Spider webs, wasp nests and pollen
  • Plants wet down and rinsed before and after

Signs You Need It

  • Green or black streaks on the shady side of the house
  • Red clay splash along the bottom of the siding
  • Gray film on white trim, soffits or gutters
  • Spider webs and wasp nests under the eaves
  • Yellow pollen dust on everything in the spring

Why House Washing Matters in East Tennessee

East Tennessee is humid, shady and full of pollen, which is exactly what mildew and algae love. The north side of a house, any wall under a big tree, and anything near the woods turns green or black fast. Add red clay splashing up on the bottom few feet and a light colored house can look years older than it is.

That growth isn’t just ugly. Left alone, it holds moisture against your siding and trim, eats at paint and caulk, and makes the whole house look neglected when it comes time to sell. A yearly wash keeps it in check and is one of the cheapest ways to make your home look new again.

Every Type of Siding, Cleaned the Right Way

Vinyl is the most common siding we see around here, and it cleans up beautifully with a soft wash. Brick soaks up red clay and grows mildew in the mortar lines, so it needs a solution that gets down into the texture. Hardie board and painted wood need gentle pressure so the paint stays put. Stucco and stone get extra care around trim and windows.

We adjust our mix and our rinse for each surface. That’s the difference between a house that looks clean for a month and one that stays clean for a year. If something on your house needs special care, like old paint, loose siding or a delicate light fixture, we’ll point it out before we start, not after.

How We Do It, Step by Step

  1. Walk around. We look the house over with you (or by photo) and note anything fragile, like loose siding, light fixtures or delicate plants.
  2. Protect. We wet down your plants and grass, cover outlets and lights, and make sure windows and doors are shut tight.
  3. Soft wash. We apply our cleaning solution from the bottom up so it doesn’t streak, and let it work on the mildew and algae.
  4. Rinse. Everything gets rinsed top to bottom with low pressure, including your plants again.
  5. Final check. We walk it again and touch up anything we missed before we pack up, then text you photos.

What to Expect

  • Before we come: close windows and doors, and move cars, grills and patio furniture out of the way if you can.
  • Pets: keep them inside until we’re done and things dry.
  • Water: make sure the outside spigot works. That’s all we need from you.
  • On the day: we text you when we’re on the way and when we’re done, with photos.
  • After: everything is rinsed and ready to use the same day.

What Does House Washing Cost?

House wash pricing depends on the size and height of the home, the type of siding, how heavy the growth is and how easy it is to get around the house. We don’t guess from a satellite photo. We give you a real, written price for free, and the price we quote is the price we charge unless you ask us to add something.

Estimates are free. Office hours for estimates are Mon to Fri, 9am to 5pm. Service available 24/7, including nights and weekends.

House Washing FAQ

How often should I wash my house?

Around here, about once a year. North facing and shady walls grow mildew fastest, so some folks do those every six months.

Will soft washing hurt my siding or windows?

No. Soft washing uses about the same pressure as a garden hose. The cleaning solution does the work, not high pressure, so there’s no risk of forcing water behind siding or breaking seals.

Do I need to be home?

Nope. As long as we can get to an outside spigot and the gates are unlocked, we can get it done while you’re at work.

Why does the shady side of my house keep turning green?

That’s algae and mildew. It grows where the sun doesn’t dry the siding out. A soft wash kills it at the root, so it takes a lot longer to come back than if you just spray it off.

Will it hurt my plants or pets?

We wet your plants down before we start and rinse them again after, so the solution is diluted and washed away. Keep pets inside while we work and until things dry.

Can you clean aluminum siding or chalky paint?

Yes, but we’re honest about it. Old aluminum and painted siding can be oxidized (that chalky feel). We can clean it, but we can’t put the shine back on worn out paint. We’ll tell you what to expect before we start.

How long does a house wash take?

Most homes take two to four hours.

Do you clean windows while you’re there?

The outside of the windows gets rinsed as part of the wash. We don’t do detailed, streak free window cleaning, but the glass will look a lot better.

Do I need to be home?

Nope. As long as we can get to the outside, the water spigot works and pets are inside, you can be at work. We’ll text you before we start and when we’re done.

Do you use my water?

Usually, yes. We hook up to your outside spigot. A typical job uses about what a few loads of laundry would, so it barely moves your water bill. On well water? Tell us when you book and we’ll plan around it.
