House Washing in Knoxville Done Right
Knoxville has everything from 100 year old homes in Fourth and Gill to brand new builds in Hardin Valley, and they all fight the same thing: mildew and algae from our humid summers.
East Tennessee humidity is great for growing green mildew and black algae on siding, especially on the shady side of the house. We soft wash it off with low pressure and a cleaning solution that actually kills the stuff, so it stays clean a lot longer than just blasting it with water.
What We Clean in Knoxville
- Vinyl, brick, Hardie board, stucco and painted wood
- Soffits, fascia, gutters (outside) and trim
- Front porches, railings and shutters
- Spider webs, wasp nests and pollen
- Plants wet down and rinsed before and after

Signs You Need It
- Green or black streaks on the shady side of the house
- Red clay splash along the bottom of the siding
- Gray film on white trim, soffits or gutters
- Spider webs and wasp nests under the eaves
- Yellow pollen dust on everything in the spring
House Washing Around Knoxville
We soft wash homes in Bearden, West Hills, Sequoyah Hills, Fountain City, Halls, Powell, Hardin Valley and South Knoxville. Older homes with painted wood siding get extra low pressure, and HOA neighborhoods get the green gone before the next letter shows up.
What We See on Knoxville Properties
Knoxville has a lot of older homes under big hardwood trees and a lot of newer HOA neighborhoods with tight appearance rules. Both deal with green siding, black roof streaks and stained driveways. Downtown and along the busy corridors, businesses fight gum, grease, exhaust grime and dirty parking garages.
How We Do House Washing, Step by Step
- Walk around. We look the house over with you (or by photo) and note anything fragile, like loose siding, light fixtures or delicate plants.
- Protect. We wet down your plants and grass, cover outlets and lights, and make sure windows and doors are shut tight.
- Soft wash. We apply our cleaning solution from the bottom up so it doesn’t streak, and let it work on the mildew and algae.
- Rinse. Everything gets rinsed top to bottom with low pressure, including your plants again.
- Final check. We walk it again and touch up anything we missed before we pack up, then text you photos.
What to Expect
- Before we come: close windows and doors, and move cars, grills and patio furniture out of the way if you can.
- Pets: keep them inside until we’re done and things dry.
- Water: make sure the outside spigot works. That’s all we need from you.
- On the day: we text you when we’re on the way and when we’re done, with photos.
- After: everything is rinsed and ready to use the same day.
House Washing Cost in Knoxville
House wash pricing depends on the size and height of the home, the type of siding, how heavy the growth is and how easy it is to get around the house. We don’t guess from a satellite photo. We give you a real, written price for free, and the price we quote is the price we charge unless you ask us to add something.
Estimates are always free, and we’re based in Maryville, so Knoxville is part of our regular area.
Our Promise
We don’t leave until it looks right. Before we pack up we walk the job with you, or send you photos if you’re at work.

House Washing in Knoxville: FAQ
Do you wash houses all over Knoxville?
Yes. North, South, East and West Knoxville, plus Halls, Powell and Hardin Valley. Call or text and we’ll get you on the schedule.
Is soft washing safe on older Knoxville homes?
Yes. Soft washing uses low pressure, so it’s much safer on older painted wood, trim and windows than a pressure washer.
Do you work downtown or at night?
Yes. A lot of our Knoxville commercial work happens at night, including parking garages and storefronts.
Can you help us meet our HOA’s rules?
Yes. If your HOA sent a letter about mildew or a dirty driveway, we can usually get you cleaned up fast.
Will it hurt my plants or pets?
We wet your plants down before we start and rinse them again after, so the solution is diluted and washed away. Keep pets inside while we work and until things dry.
Can you clean aluminum siding or chalky paint?
Yes, but we’re honest about it. Old aluminum and painted siding can be oxidized (that chalky feel). We can clean it, but we can’t put the shine back on worn out paint. We’ll tell you what to expect before we start.
How long does a house wash take?
Most homes take two to four hours.
Do you clean windows while you’re there?
The outside of the windows gets rinsed as part of the wash. We don’t do detailed, streak free window cleaning, but the glass will look a lot better.
