Why Roof Soft Washing Matters in East Tennessee
Those black streaks are an algae called Gloeocapsa magma. It spreads by wind and feeds on the limestone filler in asphalt shingles. In our humid East Tennessee climate, especially under trees and on north facing slopes, it spreads across a roof in a few years.
Algae and moss hold moisture on the roof, and moss can lift shingle edges. Cleaning it off helps your roof last and makes the whole house look years newer. It’s a lot cheaper than a new roof and makes a big difference when you’re selling.
How Long a Clean Roof Stays Clean
Because soft washing kills the algae instead of just rinsing the top layer off, a clean roof usually stays streak free for a few years. Roofs under heavy shade or on the north side of a hill can come back sooner. A quick yearly look from the ground will tell you when it’s time.

How We Do It, Step by Step
- Look it over. We check the roof pitch, gutters and what’s below so we can plan the safest way to work it.
- Protect. We soak your plants and landscaping and keep them wet while we work.
- Soft wash. We apply our solution with low pressure to kill the algae, moss and lichen at the root. No pressure washer ever touches your shingles.
- Rinse and clean up. We rinse the gutters, siding, walkways and plants so nothing is left behind.
- Let it finish. Most streaks are gone the same day. Heavy moss and lichen loosen and wash away over the next few rains.
What to Expect
- Before we come: close windows and doors, and move cars, grills and patio furniture out of the way if you can.
- Pets: keep them inside until we’re done and things dry.
- Water: make sure the outside spigot works. That’s all we need from you.
- On the day: we text you when we’re on the way and when we’re done, with photos.

Will the streaks be gone right away?
Most of them disappear the same day. Heavy moss and lichen can take a few weeks and a couple of good rains to fully wash away.

Do you walk on the roof?
As little as possible. Most roofs we clean from ladders and the ground. When we do need to get up there, we’re careful and wear soft soled shoes.
Is cleaning worth it, or should I just replace the roof?
If the roof is in good shape and just dirty, cleaning costs a small fraction of a new roof and can make it look close to new. If it’s at the end of its life, we’ll tell you.
When is the best time of year to clean a roof?
Any time it’s above freezing. Spring and fall are popular, but the algae doesn’t care what month it is.
Do I need to be home?
Nope. As long as we can get to the outside, the water spigot works and pets are inside, you can be at work. We’ll text you before we start and when we’re done.
Do you use my water?
Usually, yes. We hook up to your outside spigot. A typical job uses about what a few loads of laundry would, so it barely moves your water bill. On well water? Tell us when you book and we’ll plan around it.
